Lessor agrees to lease to the lessee the cabin stated above together with the right to use the area immediately surrounding it for the occupancy dates set forth and pay in advance the amount set forth above. (No firearms or hunting allowed.) Lessee agrees to return the leases premises in as good a condition as received, reasonable wear and tear expected. Lessee agrees payment is for two (2) persons. Each additional person is an additional $25.00 per person per day.

CANCELLATION POLICY: Full Refund with 14 days prior notice minus a $25.00 cancellation fee. No refund with less than 14 days notice. Deposit and other monies due will be charged if proper notice is not given or if customer fails to arrive at scheduled time. Sorry, no exceptions. No refund upon occupancy. Leave early or reduce days of stay still requires original agreement of days paid in full. If you give us a credit card number over the phone or by mail for a reservation and fail to show on booked date, NO REFUNDS.

DAMAGES: In the event lessee or their guest, servant, family or agent cause damage to the cabin or any of the Lessor's property, or loss of any of the cabin's contents or property or furnishings, Lessee agrees to assume responsibility for the cost of repairs or replacement of said property. Lessor agrees to provide an itemized statement of the damage and the cost of repair within thirty (30) days from the last day of occupancy. I agree to having such charges charged against my credit card. If no card is available, I agree to prompt payment upon receipt of itemized statement.

LESSOR IS NOT RESPONSIBLE FOR ANY PERSONAL ITEMS OF LESSEE.

USE OF CABINS AND SURROUNDING AREA: Loud Music and excessive noise will not be tolerated. Violations will terminate your tenancy and loss of rent. All persons swimming at pond assumes all risks. Lessee will follow posted Hot Tub Rules and assumes all risks.

PERSONS OCCUPYING THE CABINS: Your cabin has been rented to you based on the number of persons occupying it as set forth above. If it is determined that the number of person exceeds the agreed upon number, you will be charged $50.00 per day for each person in excess of the number agreed upon. Lessor reserves the right to terminate this lease for capacity violations.

HORSES: If you bring your own horse, you MUST HAVE a current Negative Coggins, less than 1 year old. In addition, ALL out-of-state horses, MUST HAVE a current, verifiable Health Certificate. Horses not having documentation, will not be permitted to unload onto the property. WE WILL BE CHECKING ALL HORSES AT GATE.

CHECK IN POLICY: A key will be issued only after balance has been paid.
